TWA designed 233 Eighteenth Street, a ground-up, 20-unit condominium that uses form and materiality to establish a distinct architectural presence on a tree-lined Brooklyn block. The massing is sculpted through a series of street-facing setbacks, creating a sophisticated cubature that responds to zoning while giving the building a dynamic profile.
The façade contrasts a transparent retail base with the weight of a textured brick volume above. Three retail spaces line the avenue, with glass frontage wrapping the corner to naturally guide pedestrians toward the residential entrance on Eighteenth Street, where the lobby is recessed to form a generous landing. Inside, the lobby is composed of wood accents and contrasting plaster surfaces, creating a refined and welcoming arrival sequence.
Residences are designed with generous outdoor access: private decks at the second floor, private terraces at upper levels, and a shared roof terrace with panoramic views. Interiors employ authentic, lasting materials such as wood, brick, and earthy finishes, conceptually linked to nearby Prospect Park and reinforcing a sense of natural connection within the building.
Amenities include a residents’ lounge, children’s play area, pet spa, fitness center, bicycle storage, and parking garage, supporting both individual and communal life.
The result is clean, contemporary architecture that enhances the neighborhood fabric, offers lasting material quality, and creates a setting where residents are connected to each other and to the broader community.
