TWA designed this 50-foot-tall, 33,450 SF ground-up residential building in South Slope, creating 24 apartments, 30% designated as affordable housing, along with parking, a cellar, and shared amenities.

The design was conceived to combine crafted material expression with neighborhood integration. The original scheme included board-formed concrete at the first floor and crafted brick details above; through value engineering, these elements were simplified while maintaining a strong architectural character. The final façade pairs charcoal brick at the first floor with light brick on the upper levels, resulting in a clean, contemporary aesthetic that contributes positively to the streetscape.

Amenities were planned to support both community and individual needs. Residents share a communal room for gatherings and celebrations, a gym with children’s playroom, bike storage, and a rooftop terrace with views of Lower Manhattan. Private terraces and penthouse roof decks offer additional outdoor space, balancing privacy with opportunities for social connection.

TWA provided extensive construction administration and worked closely with the general contractor to manage value engineering and cost controls. This collaboration enabled the project to be delivered in just 16 months, a notably efficient schedule for a building of this size and footprint.

The result is context-sensitive, clean architecture that enhances the neighborhood fabric while fostering connections among residents and with the surrounding community. By successfully navigating the affordable housing approval and signoff process, TWA demonstrated its ability to combine design quality, technical execution, and regulatory compliance in a complex New York City project.
